Well, Carter Ranch HOA still suffers from the total incompetence of the Property Management company. They seem to neither be able to manage the property or do accounting based on standards and/or norms.. Every month we get a statement from the electric company with a notice of "amount due" and where to send the check. We are now several months again with no HOA statement and no notice of a new address to send the payment. The last statement informed us that we owed over $500 in missing and late dues payments. We have informed GUD over and over that this value is incorrect. It is off by more than $72 and, if they would send us a statement with the correct amount, we would be happy to pay it. To further show their incompetence at proper accounting practices, awhile back my neighbor paid his monthly payment on line at their online payment site several days before the late date. He was instantly sent a properly dated (February 19th) receipt for his payment via email. His next statement showed a late payment fee and notice that his payment was several days late. When he contested this, he got an email from Kathrine Nelson explaining that 'Good Afternoon, I have received your voicemail in regards to your account. I show that you had a late fee applied to your account because you payment was applied to your account on the 22nd of February." In other words, they don't consider it paid until THEY post it to your account. Should you pay early and the bookkeeper goes on vacation for two weeks and doesn't post your payment until he/she returns, your payment will be considered to be late and accumulate late fees and/or penalties. Neat way to make extra income for GUD.
