    GUD Community Management still can't add 2+2 and get 4 for an answer

    The following dissertation is further proof that Jonathon Brown, GUD Community Management and the Carter Ranch Homeowners Association Board of Directors don't believe there own numbers. None of them trust their own math and can confirm that 2+2=4.

    Snow Property Management took over running the Carter Ranch HOA in September 2015. In January 2016 the Dues Statement added a $5 late charge. The beginning of a running display of fiscal mismanagement by Snow/GUD Community Management. Frequently from January 2016 to December 2019, fines were falsely added for late and missing dues payments. In December 2019, Snow/GUD Community Management engaged the HOA lawyer to send me notice of intent to apply a lien to my home and take me to court to collect this illegal debt. I gathered up all of the cancelled checks and put together an Excel spreadsheet showing that every payment was made and cashed by Snow/GUD Community Management weeks before the late date. True to form by these ignorant property managers that can't add 2+2 and get 4 for an answer, I never heard back from them about this issue, No "sorry we made a load of errors and really screwed up our accounting and we apologize for any inconvenience", NADA, Nothing. Pure unadulterated silence. Life just went on. Just to show that their ignorance had not changed, the January 2020 Statement showed the monthly fee AND A $5.00 LATE FEE. If it wasn't so sad, it would have been funny.


    Skip ahead to December 2021. We were offered an interest rate from our mortgage company that we just couldn't pass up so we refinanced our mortgage. A few days before closing, we received the statement of accounts showing money disbursement at closing, X$ for escrow for taxes, X$ to escrow for insurance, etc. AND, $276.33 to Snow/GUD Community Management FOR FINES AND INTEREST AND OTHER CHARGES FOR LATE AND MISSING DUES. I sent an email to the mortgage company that I didn't owe them any money. They responded with "we can delete it BUT we will have to start all over". I replied to let it go and I would get it back from GUD after the first of the year. In January we made our dues payment. In February I sent a registered letter to GUD to refund my $27.33 that they stole from me. I received back a rather hot response saying that I did owe it and (basically) it would be a cold day in hell before they would pay it back. I stewed over this through March and then came up with a plan. In April, instead of a check, I sent them a statement showing that they owed me $276.33 less a payment to the HOA on my behalf of $36.33 leaving a balance of $240. This resulted in a letter from GUD telling me that I couldn't do that, which I filed with no response. In May, I sent another statement showing an opening balance of $240, less a payment to the HOA on my behalf of $36.33, leaving a balance of $203.67. This continued every month until December when I included a check of $14.31 to make up the balance.

    In January of this year I received a phone call from GUD asking how I was going to pay the outstanding $663.99. I said I didn't owe it and therefore I would not be paying it. One week later, I again received a phone call asking how I wanted to pay this bill. My response was the same. It would be a cold day in hell. 10 days later I received the following letter via registered mail, signature required. It contains again a THREAT of lien and promise of time in court. I simply filed the letter. Note that it gave me 10 days to comply OR ELSE. LOL

    10 days later, I received another registered letter. This time it gave me 30 days to comply or THREAT of a lien would be placed on the house and again court.

    This time I figured that if I did nothing they would send a third letter giving me 180 days. LOL However, it is now April and not a word. I think the moral of this story is "stand your ground" as GUD, the HOA Board members and the lawyer have no balls.

    Come back frequently as I don't think this 11 year old story has come to an end as yet. Someday soon they will again THREATEN a lien and court. But they are what is called in Chess, "IDLE THREATS". Threats with no meaning or substance. I hope you all get a giggle out of this. If so, give Jonathon Brown a call and tell him so.
